Adding a Loft Conversion � one
major area of preparation might be the addition of a loft conversion. Generally
the money you will spend on this development will only be returned in the longer
term from higher rental yields � so if your goal is capital profit driven
(rather than income driven), a loft conversion needs careful consideration. You
need to be aware of local planning restrictions and regulations. If you ring
your local authority, they will provide you with local development plans; these
specify the general conservation aims and detail restrictions. These rules aim
to conserve the local area, limit urban sprawl through unauthorized, unsightly
or inappropriate building works. Within this background there are nation wide
guidelines that councils use to determine whether or no a planned loft
conversion needs planning permission. They will assess your plan based on your
individual circumstances and may look at whether your conversion is the first in
your road. You will need to obtain permission (via submitting an application to
your local council) to add your loft conversion if:-

conservation area or an area of outstanding natural beauty

Materials that are used in construction are not in
keeping with the existing property.
Your local council will expect
you to apply for planning permission if you are planning to add an extra
habitable room. This room must meet building regulations and health and safety
standards � particularly that your design includes fire escapes, correct use of
materials and construction methods. Be aware that building regulations are check
by the building inspector after (not before) all the work is complete � so if
your original plans did not properly incorporate the regulations, you conversion
may not be approved.
