Holiday Home Insurance - anyone using the Internet knows how easy it can be to obtain Home Insurance for the premises that you live in. But what about Home Holiday Insurance, In the UK or Europe ( France, Spain & Portugal being the most popular at the moment), it's a different matter. The vast majority of UK insurers do not want to touch this class of insurance for a variety of reasons.

In the first instance, there are the often long periods of occupancy, this can lead to particular problems relating to burst pipes and flooding, with no one being in occupation to check on the premises, sometimes it may be days before a problem become apparent and the damage can be quite substantial. Of course in the UK, the problem is worse, during old cold winter months, an unheated house is often more susceptible to burst pipe This worry is of course is less if your Holiday Home is in in Spain for example on account of the milder winters

Another major problem for holiday home insurance, insurers is the fact that a large number of Holiday Home owners, let there properties for part of the year. Unless of course, you are very rich, letting your holiday home can help pay the bills but having strangers in the home, particularly for short periods of time can lead to an increased exposure to claims. There is of course also the chance that your tenants or guests will injure themselves whilst staying at your property, then you may find yourself at the end of a Public Liability Insurance claim.

It's not all doom and gloom though, a number of UK based insurers are more that happy to provide insurance for your holiday home, whether it be based in the UK or continental Europe. Of course the choice won't be as large but the price you will be expected to pay should still be reasonable. Remember, if you want a specialist type of insurance ( and this is), go to a specialist company.

The type of products available will be Buildings & Contents, it is unlikely that you will be able to obtain cover for your valuables but it is rare for valuables to be left in Holiday Rental properties. When obtaining your quotation, it is important that you disclose the exact usage of the property, some insurers may be quite happy to insure Holiday Homes but may not be so keen of insurance for short term holiday lets.  If you are intending to let the property, you should consider insuring both Buildings and Contents to make sure that you are adequately protected from all forms of Liability Insurance claims.

Of course insurance is good but maintaining an element of risk management on a property which is often several hundred ( if not thousands of mile away) can be hard, here are our tips:-

  • Appointing a local agent may cost you money, but at least they can keep an eye on the property for you.

  • If you are going to appoint an agent, consider one that offers Holiday Home letting as part of their business

  • If you do not want to use an agent , do you know a trusted local person that could look after the property for you

  • If you are letting the property as a Holiday let, a contract can help avoid problems

  • During the winter months, regular checks should be made for damage

  • If the Property is unoccupied for any length of time, switch of the services and drain down the water systems

  • Make sure pipes are well lagged to help prevent bursting.

  • Fit good security to the premises

  • During lengthy period s of unoccupancy, make sure there is no accumulation of rubbish at the premises, including circulars that are posted through the door
