There is a risk that your new tenants refuse
to pay rent for some reason. Non or late payment of rent is a the most

since 1988.�

may enter the property during a void period. Both are equally damaging.
For the landlord, a tenancy agreement allows you to secure certain legal
undertakings from the tenants; commonly, that tenants will pay rent, not
damage the property during the tenancy, will leave the premises promptly
and in good order and repair at the end of the tenancy. For the tenant, it
allows peace of mind that their occupation of the premises will be
peaceful and without interruption, so long as they act within their
